Selling a home, condo, land or investment property in today’s market is more of a challenge than in the “boom” times. Values (and prices) have come down in Mt. Washington Valley (20-25% since the peak in 2005), but not nearly as severely as in some places (Florida, Nevada, California, Arizona), or as much as they did in the early 1990s. The procedure is pretty straightforward. We have a look at your property and compare its size, style, location and condition (1600 square feet of living space, 3 bedrooms, 2 baths, living and family rooms, 2 car garage on one acre of land in a nice Conway neighborhood) with properties listed and sold through the White Mountain Board of Realtors’ Multiple Listing Service: the Northern New England Real Estate Network.
We find recently sold properties that are similar to yours and compare features. Let’s say the first sold at $210,000, the second at $195,000 and the third at $203,000.
Yours is smaller than the first, has more land and is in better condition than the second, and is very similar to the third. Using the selling prices, we adjust up or down to arrive at a figure that seems right for your property.
We look at whether the market is stable, or trending upward or downward since the date of each of the sales. And, we look at the properties that are currently on the market that will compete with yours for Buyers. If the market is trending downward, current comparable listings may be priced lower than the comparable “solds” and still not attract interest. This tells us the property needs to be priced a bit lower. If the market is stable or trending upward, current listings may be priced higher and find Buyers, which says yours may be offered at a higher price.
